A great deal has transpired over the past year regarding the golf course in Discovery Harbour. It was purchased by a group of investors that have plans to develop the two large parcels of property adjacent to the course. Their future plans include development of a small town center, possibly condos, a lodge and other amenities. They originally discussed a proposal with the Homeowners Association (HOA) that would have required a subsidy from all property owners to help support the maintenance of the course. They withdrew this proposal and instead stated they would not pursue any development of the course, but would be willing in some way to partner with property owners, separate from the HOA to achieve an operational course. There would be no obligation from the HOA.
A group of owners opted to take them up on their offer. Their goal is to finish the first nine holes and open the course to membership while the final nine holes are being completed. Being the liaison between the HOA and the new owners, they felt it would be a courtesy to both if I were invited to these meetings. They are in the process of developing an LLC that would form a semi private country club with limited memberships to operate and maintain the course, and the other amenities.
This can only be accomplished if they are to succeed by soliciting enough memberships that would support this venture. There would be two tiers of membership; one for golfers and one for socializing, which would include the clubhouse, swimming pool and tennis courts. This will certainly be a win — win situation for everyone. The owners will not only have their course vastly improved, they would also be relieved of the obligation to maintain it. The LLC would have the course all inclusive and use of all equipment at no cost which would be a phenomenal savings but above all the entire community would have the benefit of having the subdivision cleaned and improved. Who better than a group of our own property owners to oversee this project?
They are just in the early formulation stage of this project. The clubhouse, along with the putting green is being renovated with volunteer labor (property owners, one of the owners and his wife who are also property owners) with the owners covering most of the cost of materials. They hired a golf professional to develop the 9th green and the putting green. He has agreed to complete the balance of the greens of the first 9 holes to a realistic standard.
At this time no decisions have been made on membership fees and dues. I can only assure you they will be reasonable.
